Mortgages cost money
.  When you get a mortgage, you pay fees. This is how the industry keeps the lights on and the employees paid. No one works for nothing, so fees are attached to EVERY mortgage, no matter where or how you do it.

Mortgage fee structure is confusing!  There are discount points, broker fees, closing costs, "doc prep" fees, and many other line items that ADD TO YOUR BOTTOM LINE COST for the loan. Worse yet, interest rates fluctuate daily, and there are so many programs available that it's next to impossible for the average borrower to determine HOW and WHEN to act. So…

You might as well pay somebody who is focused on YOU!  Look for a broker with what we call a Client-Focus … in other words, a broker who will work with YOU on YOUR needs, inform YOU about YOUR options, and then present YOUR information to a lender who offers the best program to suit YOU. Bigger doesn't equal Client Focus.  Bank brokerage offices can only use loan programs offered by THEIR bank, and often spend a lot of time telling you what THEY need in order to do you the favor of giving you a loan. Many large loan brokers are financially dependent upon certain lenders, so they are in the same boat.

Smaller doesn't equal Client Focus.  Small brokerage offices have independence, but may lack the experience to really know how best to advise you, especially if they are new to the business. Plus, if they are too small, they may be more interested in the program that makes THEM the most money.
